Kim Richards has vacated the Encino condominium her sister Kyle Richards sued her over in January 2025, ending a property fight that had dragged on for months. The Los Angeles County Sheriff’s Office went to serve Kim with papers in June 2025, but by then she was no longer living in the home.
Kyle had asked Kim to leave the 2-bedroom, 3-bath, 1,633-square-foot condo in November 2024, then went to court after Kim refused to move out. The suit sought $140 per day for each day Kim stayed in the residence, which Kyle allegedly bought for $520,000 in 2015.
The dispute centered on a home that had already become part of a long, public family story. In 2021, The Sun reported that Kim lived in the condo completely rent free, and the latest fight came after years of strain between the sisters that fans of The Real Housewives of Beverly Hills have watched play out for years.
The timing also mattered because Kyle’s push to remove her sister came not long after Kim allegedly relapsed and was placed on a 5150 psychiatric hold, according to TMZ. Kim, 61, had also faced legal and financial troubles before, including arrests in 2015 for public intoxication, trespassing, resisting arrest and battery on a police officer, as well as shoplifting. The public intoxication and battery charges were dropped, she received probation after pleading no contest to resisting arrest, and she was sentenced to community service after pleading no contest to the shoplifting charge.
The condo case is now over because Kim is gone, but the friction that drove it has been visible for years. Kyle’s legal move turned a family rift into a landlord-style fight over possession and daily damages, and it ended only when Kim left the home in June 2025.
