Commercial real estate activity kept moving across the Richmond area on April 10, with a string of sales and leases reported in Henrico, Chesterfield, Richmond and Ashland.

bought 12,578 square feet at 9501 Staples Mill Road in Henrico for $3.1 million from , in the largest sale disclosed in the roundup. , and with represented the seller. In Richmond, MAC-DZ Properties paid $1.45 million for 8,093 square feet at 2317 W. Broad St. from Broad Realty Corp., with and of Commonwealth Commercial Partners representing the seller. Also in Henrico, Creech Properties I LLC sold 8,568 square feet at 2110 Maywill St. for $1.125 million to Rose Family Properties, and Lebs Breeden with Pollard & Bagby represented the seller.

The leasing side was just as active. No Limbits Inc. signed for 13,620 square feet at 1101 Athens Ave. in Henrico, with Chris Corrada of One South Commercial representing the tenant. HopeTree Family Services leased 7,382 square feet at 10800 Midlothian Turnpike, Suite 300, in Chesterfield, with Jamie Galanti of Commonwealth Commercial Partners representing the tenant. Aspire Community Church took 7,100 square feet at 9801 Chester Road in Chesterfield, while Danielle Beckstoffer and Katie Siegel of Cushman & Wakefield | Thalhimer represented the landlord. Carniceria Mi Pueblo & Pollo Pinulito leased 2,750 square feet at 7112B Hull Street Road, and Elegance Barbershop leased 1,213 square feet at 7140 Hull Street Road, with Andrew Brodie, Trib Sutton and Nathan Shor handling the landlord side in both deals.

Lucas Properties also bought 13.87 acres at 11551-11519 Hull Street Road in Chesterfield for $700,000 from East End III LLC, a deal represented for the seller by Andrew Brodie, Trib Sutton, Nathan Shor and Emma Will. In Richmond, People Advantage Federal Credit Union leased 2,805 square feet at 122 E. Grace St., Timber Pizza leased 2,498 square feet at 4029 MacArthur Ave., and United Faith Mortgage leased 1,356 square feet at 530 E. Main St., Suite 1020. Youthful Beginnings took 1,744 square feet at 202 England St. in Ashland, and Sharkey’s leased 1,342 square feet at 4300 Pouncey Tract Road in Henrico.

The roundup shows a market still trading across a mix of school, church, retail and office users, with transactions spread among several counties and cities rather than concentrated in one corridor. It also reflects how much of the region’s real estate movement still depends on small, individually brokered deals that rarely make a single splash but add up quickly across the market.
